  • Small cracks and a faded gray surface usually mean a seal coat will do.
  • Cracks in a pattern like reptile skin are fatigue cracking. It comes from traffic loading the same spots over and over.
  • Potholes and soft dips need repair first. A seal coat on top only changes how it looks.

Why the guess goes wrong

A seal coat protects asphalt from sun and water. It does not fix what is already broken. Sealer on top will change how it looks. It will not change what is happening underneath.
